Being a tenant leasing at Greenhill for ten years now, here is why:The price of the rent is unbeatable comparing other significant commercial real estate. If you have experience running a business, you will know that the amount of money you pay towards the lease will determine what kind of business you will run. Do you want your customer to pay a higher price because of high rent? Or you want your customer to receive the best service/product at a reasonable price? The rent plays a significant role.The management team is efficiently getting the job done. My common area bathroom is well maintained. The landlord installed a new carpet and painted all the walls last year; this year, they installed a new HVAC. The fix the road where I walk through every day to toss the trash. The landscape is always well-trimmed and flourishing. Recently I lost my mailbox key, the property manager told me to pick up the original one from their office to make a copy, and the office manager told me to mail the key back when I am done. The property manager always addresses my issues and concerns right away, with no exceptions. They do make my life very easy to focus on my business development. If you are looking for a landlord that can support you and save you time, Greenhill is the one.This company supports my business growth. In the past seven years, I was able to expand my business to 2 more locations, and this time when I renew my lease, they still offer me very reasonable rent and terms. Unlike some other companies, they see your business is doing well, raise the rent, or take advantage. I know Greenhill they care about long term relationship rather than make more money from small business.I don't want to go on and on, but I think you get the point. Those who blame parking, late fees, and not fully understand the lease believe there is a fundamental misunderstanding. The landlord is not obligated to make a small business successful like no parents can't guarantee to raise a successful person; they can only provide the opportunity and resources; it is an individual's responsibility. If you have what it takes to run a business, choosing Greenhill will make you more prosperous and get to your goal faster. There is one time that I was late with my rent because I was in the hospital delivering my child, but I being on time for so many years, so they congratulate me and waive my late fee. After that, I was never late again. Maintain good cash flow is a business man's responsibility; the landlord has nothing to do with that. If you wish a landlord act like a saver, I have to say this is the wrong mindset and take some business class first to get prepared. Get a business coach will be helpful as well. Remember, they have a cash flow to maintain; if everyone pays, when they are ready to pay, running a charity donation.Wheaton is very strict about parking; no matter where you rent a place, you will have this issue. Having a good customer service means that your customers know where to park, what other alternatives parking lots they can use, and even schedule time to have you customer move their car. One time my cars were towed from Bank of America; I called the police and showed him my ATM receipt, it took a while, but I did get my car back.Having a lawyer to view lease is a must. What else is necessary is having skills to run a business, know your industry, know your customers, know that is your strength and weakness and how you will stand out from your competitors. Your knowledge and your strategy are what will make your business competitive. I rent three commercial properties from 3 different landlords. So far, this is my most successful location, and I really trust this company. Greenhill provides what I need to run a profitable business. This was my first location, and because the landlord is very supportive, I was fortunate enough to expand. If you are reading this review to make a business decision, you can see that Wheaton is a booming area; get a spot before it is too expensive to get on the ship!

Before signing any leases with this place, hire a commercial property lawyer to read over the lease and details. If not, any issues that arise with management will be met with check your lease . As if its a felony for them to explain their own lease terms to their paying tenants to assure them what is going on while they stockpile you with admin fees for literally writing up paperwork which anybody with a high school diploma can do these days.

Probably the worst property management company on the east coast, do yourself a favor and stay away from any property for lease from this place. They will charge you a late fee and pocket that money for their own personal bonuses. Good luck on your future endeavors thieves
