Teesside Park has much improved with recent car park and road system upgrades. It's always busy and, at times, feels very crowded. The new outside bits for kids and seating are really nice. The environment has been planned well and has made the whole place more attractive and interactive for kids. The new shop fronts have removed the old canopies, which now mean you get soaked if it's raining, the only downside. There are lots of cafes and stopping places. Lots of big-name shops. Lots of parking. Toilets in one corner at the visitor centre. Overall, it is a good shopping experience.
Much improved since a long overdue revamp of the roads and parking, you still tend to get tailbacks whilst people dither about parking. There seems to be a lot of no entry roads with the no entry painted on the roads just prior to the turn. Impossible to see if in traffic. Great selection of shops and more being added, not sure what it would be like at Xmas time!!

Clean, tidy, spacious, but shouldn't have any empty units. Going to Clark's on a schoolday was definitely the best way.
Nice place to go more shops going there but hard to get there if you don't have a car have to get 2 buses to get there
Having lived in Middlesbrough, this shopping arcade looks like the trafford centre compared to the town centre
New areas for kids added are really good. Could do with more coffee shops in the run up to Christmas.
